Introduction
“Management 4 H.O.A.S“ has been organized to provide service for comunity boards of directors and the residents of those communities.
Homeowner Associations and commercial Owner Associations require a specially trained and focused manager to insure a smoothly run association and long term enhancement of property values.
Owners and residents deserve a management company that provides service.
Owner steve Lieurance, CMCA is an experienced association manager who is well known for a “hands on” preventative maintenance mangement style. He is certified by the national manager’s organization CAI/NBC as a “Certified Manager for Community Associations.” Steve is also a long time member of ECHO’s Wine Country Resource Panel and has served as Vice-chairman and Spring Conference chairperson for ECHO. Steve has over 10 years specializing in association management.

Management Contract
Every Common Interest Development, Planned Unit Development, Condominium Association or other type of owner Association is different. “Management 4 H.O.A.s“ will draft an individualized service contract for each community Boards of Directors. Some of the items that are normally included in this contract are:
A. Board of Directors’ Meetings:
Agendas for meetings are organized, prepared and distributed by the Association Manager. The minutes are taken, prepared and distributed by the manager. The annual meeting is organized. Delinquency reports are organized for Board Executive Sessions. The Manager will follow up with CC & R or Rules and regulations enforcement.
B. Emergency Services (24 hour on call):
An experienced Association Manager is available 24 hours to coordinate any irrigation, storm damage, or other emergency response that may be required.
C. Owner/Resident Concerns:
Management Company staff will be available for inquiries and problem resolution behalf of the Board of Directors. An owner/resident emergency contact list will be maintained.
D. Contracts & Bids:
Vendor proposals, bids and contracts are organized and presented to the board of directors for final approval. This would include all vendors for the association including landscape and insurances. The Association Manager would athorize and check repairs up to pre-set contracted limits.
D. Financial and Accounting Services:
The Association Manager will prepare the annual budget draft for the board. Monthly or quarterly review reports will be presented for board review. The Association Manager will coordinate reserve study preparation.
